A Real Estate consultant or investor supporting a capital gains tax would be the equivalent to a turkey supporting Christmas! I would be remiss if I didn’t comment on what seems to be Labour’s election policy of introducing Capital Gains tax for all land & business owners with the exemption of the family home. Together the policies of Capital Gains tax and farmers compulsory participation in the Emission Trading Scheme is interesting. It would seem their political strategists aren’t counting on any rural or business votes this year.
I like what I am hearing about the launch of Pure Advantage (see www.pureadvantage.org ) and what they are trying to promote for New Zealand. We should certainly be taking every opportunity of our clean green image as a point of differentiation in a world that needs to feed a growing population. I agree however, that we need to ensure we are walking the talk rather than just talking the talk in terms of environmental sustainability, energy efficiency etc. Thus ensuring we as a country capitalise on these great opportunities.
Congratulations to Hawke’s Bays Bruce Wills for being elected the new National President of Federated Farmers. Having met Bruce on a number of occasions he is a likeable, astute guy who sticks to the facts. I am sure he will do Hawke’s Bay and all farmers proud.

Business in the Bay
Crikey, that netball keeps you glued to your seat with another absorbing game on Sunday leaving the poor Silver Ferns ruing missed opportunities. Netball is a great sport, with those Aussie - Kiwi games taking some beating.
The latest business confidence survey is out in HB for the June quarter showing 24% of respondents had an improved business situation, reversing the 26% decline from the previous quarter. Unfortunately I don’t think too many of the respondents were from the real estate industry! With another very tight month in June. There is definitely an improvement in general talk with farmers spending a little more, and paying off debt and some positive comments coming from the car sales industry.
The June REINZ statistics due for release this week will show an improved month in the Napier market but low volume once again in Hastings. There is no particular price sector outperforming the other with the highest residential sale price sitting at $795,000 on Napier Hill and the top Havelock North residential sale a relatively low $595,000. There were some good high-end sales in the lifestyle market but I understand one of these was two years in the making! There are sales out there, no doubt about that, but you need to be well priced or have a property with significant X factor.
Amalgamation is the big talk at present with Saturday’s HB Today showing huge support from the region’s business leaders to move forward. I felt Chamber of Commerce President and local solicitor Stu McLauchlan summed it up nicely with: “It is about getting a bigger picture / strategy for moving Hawke’s Bay forward. United we are the fourth largest area by population, divided we are too small.” The Napier city councillors need to lead from the front and be part of the overall vision and future for our incomparable province. Don't just let the debate play out in the media.
The Magpies kick off their campaign this week with three games in eight days and high hopes of a quick return to the main division. Great to see both Israel Dagg and Zac Guildford named in the initial All Blacks squad - it is not easy to play your way back into the All Blacks, which is exactly what Zac has done!
On the home front we have been flat out as usual with Snowy our bunny making life difficult to get out our gate at times. Snowy doesn’t get out of his hutch too often in the winter and when he does he doesn’t like having to return. It has been endless entertainment trying to catch Snowy as he sidesteps, jumps and runs around our 6-man team! Enjoy your week. Simon T.
